Example with €1,500 rent per month

With 12 rented months, a 100% share and no other rent, the gross annual rent is €18,000. After the 5% deduction, the taxable amount is €17,100.

In 2026, the first €12,000 is taxed at 15% and the remaining €5,100 at 25%. The tax is €3,075, leaving €14,925 for the year, or €1,243.75 a month on average. The same rent would incur €3,585 in tax for 2025.

The brackets apply to each taxpayer’s combined taxable rent. The standard 5% deduction reduces the amount subject to tax. AADE moved the start of the rule linking the deduction to bank payment of rent to 1 July 2027.
